Those set ups are bad ass. You should see what type of wires those guys use, I have never checked what those installs run, but the company I have met have a guy with bachelors in electrical engineering doing that shit. So im guessing they are pricey as hell.

One thing I always remembered from my geology professor and it could be too late for this but I was always told to get a soil sample. it costs about 1k but they come out dig like 6-10ft in the ground in multiple spots to see what is really underneath the house as far as dirt goes. Then you make the foundation according to that. What he told me was that if you didnt pay for this and you get cracks then most likely they will not be covered because an inadequate foundation was put into place.

this is a production home not a custom build so i have no control over the foundation that is picked..but that is good info for the future. the house has a 10 year warranty against any foundation, structual, or cracking problems. I dont plan on being the home more than 2 maybe 3 years max.

+1, Hefner huh?

I didnt tell him about that for the reason he gave, he isnt going completely custom, so it is up to his builder to make that choice and he is held responsible.

ug, No carpet for me. I would rather have stained concrete. My father and I have done lots of residential and commercial applications which look great.

You can stain accordingly if you want to go industrial look or rustic. I dont know your personal style.

If ou are going to have an alarm(ADT,etc)have it prewired before the
drywall. It saved us a bunch. They prewired the cable/satellite but they
use not the best stuff ,the dish guy upgraded all the connectors
at the wall plugs.
We interviewed 4 builders before we decided which we were the
most comfortable with. The company we went with are now both friends
long after the build was finished.

My first marriage was to a carpenter for 16 years .... lemme give you one word of advice:

When you go out to check on things and shoot the breeze with the crews -- ALWAYS TAKE A COOLER FULL OF ICE COLD DRINKS!

They may not need them, they may not take you up on the Gatorade or whatever you brought -- but it's the thought that counts. It is that you acknowledged and realized that they are bustin' their asses in the South Texas Heat ... on your behalf.

Enjoy the process!

That's funny you should say that. I am in the process of buying a house, and I would like nothing more than to rip out the St Augustine, and put down some Bermuda. I cant stand St Augustine grass.

that is funny but you cant get st augustine at build time any more through a builder. Bexar county has put a ban on it.

Just out of curiosity, if they are sodding it with Bermuda, why would you want to replace it with St Augustine?

Also, why would the county ban St augustine?

i dont like bermuda, it get patchy and has a tendency to get weeds since its not as tight as augstine. Augustine has a tight root system and doesnt get weeds. also st. augustint looks fuller and adds value to the house. st. aug is banned because it takes more water than bermda.
